MORE PROBLEMS AT SUN GROVE RESORT VILLAGE (SGRV) LOCATED IN PEORIA ARIZONA

SGRV’s Background

The Arizona Sun Grove Resort Village (SGRV) has been a troubled senior living facility for over six years. SGRV is an 86 unit apartment house that was involved in the AREI/Oakdale Heights Ponzi Scheme. That Ponzi scheme was California’s largest real estate secured Ponzi in California’s history which defrauded 2,000 seniors of $250 million plus it caused damages to the 2,500 seniors that lived in the 23 senior living facilities effected. Over half of the senior living facilities closed by 2008 when the Ponzi scheme collapsed. Only a few of the remaining senior living facilities are still in operation. The remaining senior housing living facilities have been plagued with lawsuits, crimes, and elder abuse/fraud since the investors desperately try to keep the senior living facilities in operation by any means in order to sell the property when the economy improves.

SGRV is owned by 20 out-of-state investors that have lost $4.5 million on their 2007 stock investment that promised huge tax free returns. The SGRV received the ownership of the property in 2008. The Ponzi scheme leverage all the equity out of the senior living properties and financially raped all the operating capital. The SGRV owners broke many state laws to fund the daily operations such as false advertising, an imposter nurse. Baseless lawsuits, and financially exploiting their elderly residents. The SGRV owners just received word from the California court that they will receive no funds returned on their bad investment from California Reimbursements Funds or from any assets sold from the Ponzi scheme. The mastermind of the Ponzi, James Koenig, just received a 43-year prison sentence, Gary Armitage took a 10-year plea agreement, and Jeffery Guidi got no jail time since he became a witness for the state.

SGRV’s Management

SGRV was run by the 2005 Medicare Fraud Felon Scott Green who made his living scamming seniors. The Arizona Law Enforcement failed to discover SGRV’s manager Scott Green’s criminal record. The Arizona law enforcement failed to properly investigate the SGRV elder abuse and senior financial exploitation complaints. Scott Green’s criminal past was discovered and he was terminated from SGRV in August 2012. The entire SUN GROVE RESORT VILLAGE ELDER ABUSE STORY has been sent to the Arizona State Officials, Arizona Federal Officials, HUD, the US Senate-Special Committee on Aging, and President Obama.

The primary reason SGRV was able to break the law was because SGRV’s law-breaking accomplice was attorney Scott E. Williams. Mr. Williams is the Maricopa County Politicians’ Election Attorney since he was hired in 2004 by the Maricopa County Board of Supervisors. Scott E. Williams represents the Maricopa County Public Housing Authority, wrote the Arizona Landlord Tenant Act, and is a pro tem Judge. Scott E. Williams runs an investment group that specializes buying and selling “short sales” homes for huge profits. Mr. Williams utilizes foreign corporations to hide the identities of his investment group. Finally, Mr. Williams is the leader of a group of eviction lawyers called Association of Landlord Tenant Attorneys (ALTA) which specializes in eviction training and promoting easier eviction laws. Scott E. Williams is the Eviction King in Arizona because he has documented that he has 100,000 evictions in 20 years. Scott E. Williams makes his living by taking advantage of the poor, ill, and elderly with the misuse of the legal system and the Arizona Officials protect him.

SGRV’s Property

The SGRV property has many problems because it has been poorly maintained for over six years. The SGRV property has extensive mold problems and dangerous living conditions (bad electrical wiring, obstructed walkways, no emergency alarm system, broken emergency elevator phones, and no fire drills), and SGRV also has a cockroach infestation. The SGRV property is a public health hazard and should be condemned and torn down.

New information concerning SGRV

1. Many Senior Living Referral Agencies, such as a Place for Mom and PACE, still wrongfully list SGRV as an assisted living facility.
2. The recent Dun and Bradstreet Report still lists SGRV’s Claudia Marquez as a nurse even though she was cited in 2005 by the Arizona Board of Nursing as an imposter nurse and issued a cease and desist order.
3. Ms. Marquez still illegally advertises and operates at SGRV as a nurse.
4. Reports are surfacing that the SGRV residents that have their medications illegally stored by Ms. Marquez have missing medications.
5. Over 20 new complaints have been posted on the internet about SGRV the past year,
6. The SGRV management just changed again. This is the fourth change in managers in four years.
7. A second new management company has been hired in six years.
8. The SGRV property still has dangerous conditions which contributed to a recent fire there.
9. SGRV still has toxic mold and the SGRV club house men’s bathroom just had extensive remolding because of the toxic mold problem.
10. SGRV still has operating cash problems because it does not pay their employees and suppliers.
11. It has been discover that SGRV’s Scott Green has two Social Security Numbers to avoid his criminal background from being discovered.
12. SGRV have just listed the dangerous SGRV property for sale.

SGRV’s fire

The September 2013 SGRV fire was in Joanne Weinkauf-Donavan’s SGRV apartment. The 72-year old sick senior barely escaped with the help of her Hospice Caregiver. As documented for the past four years SGRV is a fire trap with the following problems: no fire alarms on the outside of the eleven separate SGRV buildings, no fire drills, no emergency call systems in the SGRV apartments, dangerous poorly maintained electrical wiring, often broken emergency elevator phones, and overgrown dry landscaping. This should be a concern to the Peoria Officials in the light of the recent 32 deaths of seniors in a fire in a senior living facility but all calls of concern to the Peoria Mayor Bob Barrett are ignored.

Ms. Weinkauf-Donavan’s daughter Tonia Chambers just put out a PLEA FOR HELP for her mother because: SGRV is breaking all their promises of help, SGRV kept the furniture not destroyed in the fire, SGRV is making no effort to replace her mother’s belongings, and that SGRV is still demanding rent payment. Ms. Chambers stated that the SGRV has mentally harmed her mother and that her mother is forced to live in a SGRV with no furniture. Ms. Chambers recently had a press conference at the local AARP meeting and seven Arizona newspapers and TV stations were invited but none of the press showed up to hear about the SGRV criminal activities and dangerous conditions.

Ms. Chambers just wrote: “How can a community that is basically funded on senior income be so reckless and lack resources when those same seniors are in need?”

The Arizona Press has ignored the problems and illegal activities at SGRV for over four years. The SGRV Elder Abuse/Fraud Problem has been classified by the Consumer Financial Protection Bureau in the top 10 worst elder abuse crimes. The SGRV elder abuse story is posted online as requested by the US Senate and can be found at: http://t.co/Q6Tkj4lIsx

The manager Karl Nunley has been fired.

NOTE: Contrary to what SGRV states we do not have Cease and Desist Legal Action Filed against. What we state about SGRV is the Truth.

They didn't listen to anything I had to say! Whenever I tried to get a word in, they either interrupted me or cut me off before I could finish. It was difficult to find parking at their office. I had to look for a while and was almost late for my appointment. I am not going to refer my family and friends here. I just wasn't that impressed. Don't call this provider if you're in a hurry. Every time I call I have to wait on hold forever. I think I got a gray hair the last time I was waiting. Every time I've called and left a message, I've never heard back. It's extremely annoying. Also, the other "Review" by M.J. was actually written fraudulently by Melchior J. Lumetta, one of Sun Grove's owners, to make you think it was written by a customer! Not nice!

The husband-wife managers here at Sun Grove Resort Village, Karl and Susan Nunley, barely spent any time with me and almost completely ignored me as they didn't seem to listen to my concerns at all. They were preoccupied with telling me things I didn't care about. Definitely had doubts about their qualifications. They couldn't answer my questions about the culture of their community and no residents seemed to be around or interacting. Something didn't smell good about this place and I will not be moving here.
